What are the different type of tenancies I can rent my property out under?
Three types of tenancies exist under the Residential Tenancies Act 1986.
Periodic tenanciesHave no end date and continue until either party gives written notice to end it.
Fixed-term tenanciesLast for a set time period, which must be included in the tenancy agreement.
Short term fixed tenanciesLast for 90 days or less. If a short term fixed tenancy ends, it doesn't automatically become a periodic tenancy.

I am overseas - can I get the help of Your Property People to manage my property?
Yes. We have a strong track record of managing properties on the ground for overseas owners. Technologically driven, we can conduct our owner onboarding process virtually. All ongoing management and communications can be web-based for responsive monitoring. Just let us know where to collect the property keys, and we can take care of the rest.

How do I prepare my property for rent?

A well-presented property is essential to successful marketing and quality tenant acquisition. We will work with you to ensure your property is clean, lawns and garden well-kept, appliances and fixtures are in working order, lock's secure and ultimately rent ready.

Will Your Property People arrange the maintenance or repair of my property?

Reactive MaintenanceWe will automatically arrange and oversee any repair work under an agreed value. Repair work is identified during inspections or through our intuitive online tenant concierge service, where tenants can log and advise us of any property issues 24 hours a day. The system also asks the tenant a range of questions and provides them with suggestions to try and avoid unnecessary and expensive call-outs.
Preventative MaintenanceOwners are responsible for any general maintenance that will prolong the life of their assets, i.e. house washing, gutter cleaning etc. We suggest putting together a structured maintenance plan to ensure your property is well maintained while keeping costs under control, of which we can help.

What insurance does an owner need?

We highly recommended that all owners carry a comprehensive Landlord Insurance Policy. Good policies should include coverage for the rental itself, Landlord contents (such as appliances, curtains, etc.), accidental damage, malicious damage, loss of rent plus other protections. Please get in touch with your preferred insurance provider for more details.
